About Us

Brazos Harbor is zoned as a “Planned Development” with the City of Granbury with an “active” Home Owners Association. The Association of Brazos Harbor Owners was registered as a “Texas Non-Profit Corporation” with the Secretary of State on September 29, 1983. We have 114 member lots, a community park and boat ramp. We have a Board of Directors and an Architecture Review Committee.

Do you need to submit information to our Board? You can download the documents here. When completed, please return via email to the appropriate address listed above. 

OP-02a New Owner Residence Approval Form

This form shall be submitted by members for approval in accordance with the Association CCRs when placing or replacing the member’s residence including HUD Code Manufacture Homes, RV, or Park Model. Approval must be obtained prior to placing the residence on the lot.

OP-02b Member Email Registration Form

This form is used to register an Association Member’s email address with the Association of Brazos Harbor Owners as a legally approved method by the State of Texas to exchange Association related information and or documents.

OP-03 Non-Owner Occupancy Notification Form

Association members must submit this form for approval in accordance with the Association’s CCRs prior to a renter moving onto the property. This form includes the instructions and information requirements if HUD Home, RV, or Park Model is being placed on the lots.

Frequently Asked Questions

No. Brazos Harbor prohibits renting any part of the Residential Dwelling, (including any accessory and out buildings) on a Lot to others for less than six month periods. Vacation rentals, whether thru owners or vacation rental agent such as VRBO, Airbnb or HomeAway, or any and all other transient uses are strictly prohibited.

As of January 1, 2024 the annual dues are $256 per lot.

Yes, you must submit plans to the ARC for approval for all changes/modifications to your lot, residence, or sheds.

Yes, but you are limited to three dogs weighing no more than 40lbs. Dogs must be on a leash anytime they are off your property and you must pick-up after them when they do their “business” anywhere neighborhood that is not your property.

Yes, the cost $200 per year. No trailers may have a boat or PWC on the trailer while being stored. Refer to the Trailer Storage Policy in the documents section. Send an email to the Association Vice President located on the “Organization” page. These lots stay full so you may be added to the waiting list until a trailer spot opens.

No, any “on water” structures must be coordinated with the Brazos River Authority.

Yes, a permit is required from the Brazos River Authority

HUD Code Manufactured Homes, Recreation Vehicles, and Park Models.

Yes, through the City of Granbury.

Yes, Lots 1 through 28 has trash service through the city, Lots 29 through 120 must use the dumpsters located in Brazos Harbor. Lots 1 through 28 also may use the dumpsters. No trash from outside Brazos Harbor may be put in the dumpsters. No contractor waste may be put in the dumpsters.

No. Only Association members and their families are allowed to use the boat ramp.

No. The Association with a few exceptions allowed by law, has no legal right to disapprove a person from being a member or for rental purposes. However, the law does allow for an Association to request certain information allowed by law for the Associations records.

Yes. A lot owner owns all the land up to and including the water line/sea wall. It is considered trespassing if you are walking behind a property without permission.

No. Temporary parking areas can be used by Members, member families when visiting or friends when visiting only for short periods of time. Although there is not a time limit on the temporary parking signs, a rule of thumb is no longer than 2-3 days.

There are no restrictions in the Association’s CCRs, for storing your boat/PWC on its trailer on your lot. However, there are restrictions that address lots looking messy or unattractive.

As of 12/14/2020 when CCR Amendment 2020-1 was filed with the Hood County Clerk, “A person, WHETHER A NEW OWNER OR AN EXISTING OWNER, may not own more than one Rental Property in Brazos Harbor at a time.  A person may live in Brazos Harbor and own one Rental Property in Brazos Harbor, but may not own two or more Rental Properties in Brazos Harbor at the same time. EXCEPT THAT ALL PROPERTIES OWNED PRIOR TO THE FILING OF THIS AMENDMENT SHALL BE GRANDFATHERED SO THAT THE “ONE RENT PROPERTY LIMIT” RESTRICTION WILL NOT APPLY TO THESE PROPERTIES. HOWEVER, AFTER THE FILING OF THIS AMENDMENT, IF A GRANDFATHERED RENTAL PROPERTY SELLS, THE “ONE RENT PROPERTY LIMIT” RESTRICTION WILL IMMEDIATELY APPLY TO THE NEW OWNER(S).

Yes. A “transfer fee” shall be collected on the purchase of all lots.  Transfer fees may be paid as part of the closing documents through a Title Company or directly from the new lot owner when a Title Company is not used.
